Home Warranties
A home warranty is a service protection plan that covers the maintenance expenses
associated with household items such as your refrigerator, dishwasher, HVAC units, plumbing system, electrical wiring etc. Your home owner’s insurance will insure against natural disasters such as fire and flood, but it will NOT cover the maintenance and repair of these items. When your air conditioner or heater stops working, you place a service request with your home warranty company who will send the technician out for repair. The home warranty plan will also replace the equipment if it cannot be repaired. Having a home warranty gives you peace of mind that you won’t be facing major expenses on these items during the first year you own the home.
Most home warranties begin when you purchase your home and remain in effect for one year. They will send you a renewal notice a couple of months before the warranty expires, so you’ll have the option to continue the coverage.
The cost of a home warranty starts at about $400 for buyer coverage; then, at extra cost you can add riders to cover additional items such as your pool, septic tank, etc.
