Contracts & Other Important Documents


As a real estate professional, my goal is for all of "my" Buyers and Sellers to have a very clear understanding of the process.  It is important to me that you know what to expect and what is expected of you.  Below are some forms we use--all will not apply to every transaction, but I am providing them here for you to review and ask any questions you may have.  As always, my goal is your complete satisfaction.

Authorization to Order and Agreement to Pay
As a courtesy to the Buyer or Seller, I am happy to arrange for services which are part of the transaction (i.e., inspections, repairs, etc.). To do this, I need your authorization.
Buyer Representative Agreement
This sets forth the agreement between a Buyer and Marsha Morrison Realty, Inc., as to what each of our responsibilities and obligations are. My goal is your complete satisfaction.
Contract for Sale and Purchase
The Tallahassee Board of Realtors and Florida Bar Association have worked hard over the years to keep our contract up to date. It is 9 pages because it makes very clear who is responsible for what, who pays for what, and what the time frames are. There are no gray areas, everyone in a transaction knows what to expect.
Energy Efficiency Information
Information on having your home evaluated for energy efficiency.
Inspection Addendum
After the home inspection is done and the report received by the Buyer, this form is used to let the Seller know of any repairs they will be responsible for.
Lead Based Paint Disclosure
Florida Law requires this disclosure on any home built prior to 1978. There are potential health risks associated with lead based paint, and the Seller is required to disclose anything they know about lead paint in the home.
Listing Agreement
This is the Tallahassee Board of Realtors residential listing form. Like the Contract for Sale and Purchase, we have tried to make everything very clear so that everyone involved knows what to expect.
Radon Dislcosure Information
This link takes you to the EPA informational guide for Radon Gas. Testing for radon can be made part of your home inspection at a cost of approx $150.
Seller's Proceeds
There are expenses associated with selling a home or other property. This form is used to specify those expenses and to estimate their net proceeds from a sale.
Short Sale Addendum
Short Sales have their own set of challenges and criteria. This addendum clarifies some of those.
Special Clause Addendum
This addendum is used when there is a contingency on the Buyer's current home selling, a first right of refusal, etc.
Transaction Broker Notice
Florida Law says that real estate salespeople are presumed to be Transaction Brokers unless specifically disclosed otherwise. Although the law does not require a signature on this form, it is useful to explain the duties of a Transaction Broker.
Walk Through Form
Shortly before closing (preferably a few days before) the Buyer does a final walk-through of the property. This form is completed at that time.
